Hines, firma internacional de bienes raíces, e Invesco Real Estate han anunciado que han adquirido conjuntamente el Rialto Building, un edificio localizado en el 116 Montgomery Street del South Financial District de San Francisco, a Africa Israel USA (AFI USA). El monto de la operación no ha sido revelado y solo se conoce que Hines continuarán liderando la gestion y el alquiler del edificio en nombre de la asociación formada por ambas, informó Hines en un comunicado.
El edificio fue construido originalmente en 1902. Diseñado por Meyer & O’Brien Architects, el edificio de nueve plantas cuenta con 135.486 pies cuadrados de espacio comercial y de oficinas. Después del gran terremoto de 1906, el interior del inmueble fue completamente renovado, dejando las estructuras de hierro, ladrillo y el cemento exterior completamente intactas. AFI USA compró el edificio en 2007 y poco después acometió un programa de inversión para restaurar la propiedad hasta devolverle su imagen original.
El 85% del Rialto Building está actualmente alquilado a inquilinos como Trulia, Nelson Nygaard, LaunchSquad y comercios como Walgreens y Chipotle. Respecto a la operación de compra, el CEO de AFI USA, Tamir Kazaz, dijo que la venta muestra que el mercado de oficinas de San Francisco no puede compararse con el resto de Estados Unidos.
